Poland's construction sector has witnessed a notable shift in building material prices over the past year. As of June 2023, the trends indicate a dichotomy in the market: while most material prices are on the rise, wood and insulation stand out as exceptions.
Data from June 2023 reveals that OSB (Oriented Strand Board) and sawn timber, two primary wood products widely used in construction, have experienced a 27% drop in prices compared to the same month in the previous year. This downward trajectory in wood prices contrasts sharply with the broader trend in the construction material market. On average, building material prices in June 2023 were 3.6% higher than those in June 2022.
The PSB Handel SA Group, a significant stakeholder in the construction materials sector in Poland, has provided further insights into this trend. According to their data, the decline in prices for OSB panels and sawn timber isn't a sudden phenomenon. Instead, it's a continuation of a pattern that began to emerge around mid-2022. Despite the prevailing market dynamics driving up the costs of most building materials, wood and thermal insulation bucked the trend.
By the end of the first half of 2023, these two categories – wood and thermal insulation – remained unique in registering a decrease in their prices. All other materials documented an average price hike of about 9%.
This divergence in pricing trends underscores the complexities of the construction material market in Poland. Factors such as global trade dynamics, local demand and supply, sustainability concerns, and technological innovations might be influencing these price patterns.
